The Government updated Part G of the Building Regulations in April 2010. This sets a whole building standard of 125 litres per person per day for domestic buildings. The calculation method requires the use of water consumption figures provided by manufacturers product details.
SAP is the UK Government’s standard methodology for home energy rating. SAP ratings allow comparisons of energy efficiency to be made, and can show the likely effect of improvements to a dwelling in terms of energy use. The SAP rating is based upon running costs for space- and water-heating and lighting, which are calculated taking account of the shape and fabric of the building, its thermal insulation, the fuel used, and the performance of the heating system
This energy performance certificate (EPC) must be provided whenever a property is constructed, rented out or sold. The EPC shows the energy efficiency rating (relating to running costs) of a dwelling. The rating is shown on an A–G rating scale similar to those used for refrigerators and other electrical appliances.
Predicted Energy Assessments are for homes that are not yet physically complete before or at the first point of marketing. Normally, when a home is designed, a “target energy rating” based on the design is produced to show a building inspector that the property will meet requirements under Part L of the Building Regulations. The final energy performance of the property must achieve at least this target energy rating to receive its final sign-off from the building inspector
The TER is the minimum energy performance requirement for new buildings and large extensions and is calculated in accordance with Standard Assessment Procedure. The TER provides the target that the proposed building or extension must meet.
To assess compliance with the Building Regulations the TER must be compared to either the DER calculated for the proposed building. Confirmation of the TER and DER is needed at both the design stage (as-design SAP) and at completion (as-built SAP).
