Air Testing was introduced in to Part L (conservation of fuel and power) of the Building regulations in 2006 with the aim to reduce the volume of heat that a property loses through the fabric once built. The definition of leakage is:
“Leakage is the uncontrolled flow of air through gaps, cracks and holes in the fabric of a building, which may not be visible to the naked eye. This is not ventilation systems, as this is ‘controlled’ movement of air.”
The main reason for a developer is because it is compulsory in order to satisfy building control. However, the reason developers are putting considerable focus on the tightness of their properties is that in 2012 the regulations to achieve a SAP calculation has become much tougher. Air Testing carries a significant weight on the end SAP Calculation and the tighter the air testing result the better the SAP Calculation will be. As energy performance has become a selling point for developers this is very important, but there are also some wider benefits also:
Fundamentally for the consumer, heating bills will be reduced considerably.
47% of the UK’s CO2 emissions are from homes, this will drop dramatically.
Tests relate ‘draughty’ houses to illness and discomfort for the consumer.
Reduces noise transfer through the leakage paths
